Q: Who supports you and your client during the course of a real estate transaction (buyer/seller)?

A: We have been very fortunate in our ability to develop a team of highly skilled professionals to support both our Agents and our Clients.  Without exception these individuals are responsive and resolution oriented and fall primarily into 3 categories;

Pre-Listing
In preparing a home for sale there may be a number of services required, from  interior designer, handyman, painting or flooring specialist, to a Home Warranty Policy which we provide at no charge to every Seller that we represent.  We have identified those companies and individuals committed to excellent customer service.  In fact, we publish a Preferred Providers directory distributed annually to our Clients and this information is available on our website (click here for our Preferred Providers Directory).


Listing and Escrow
Marketing is essential to command the highest price for what may be your most valuable asset. . . your home.  From the Holzmann & DeBlis in-house marketing staff, internet specialist, our graphic designer and photographers, we insure that we exceed your expectations.  Our transaction coordinator, lenders, and Escrow are also here to insure a seamless transaction.  Should issues arise, whether termite or mold remediation, a need for a roofing specialist or soils analysis, we can assist you with service providers who are competitive and responsive.


Post-Listing
You've sold your home and may have acquired another. . . one which you want to truly make your own.  We're there for you. . .whether identifying one of the best sources for ornamental iron, recommending contractors who can give you both ideas and estimates, meeting the plumber when you're tied up at the office, or simply checking in to make sure everything is in order.  At Holzmann & DeBlis, we are never too busy to speak with you.  Our business model is relationship-based and we're proud of our track record.  We value past and present clients, as well as their families and friends that they recommend to us.



Q: How have the Mortgage Industry's recent issues influenced the local real estate market?

A: This market is one that presents both challenges and opportunities.  We counsel our Sellers to insure their home is positioned to meet or beat the competition in terms of marketing and appeal. . .and make certain that they are kept apprised of any market conditions which may affect them.  We follow up on every showing, do multiple Broker Previews, and, quite honestly, have a print and internet campaign that is second to none. 

But it is important to understand that the market is cyclical and inventories high. By understanding our Clients and listening to their needs we can respond appropriately to insure a positive outcome.  While the market has declined in many areas, in terms of both price and volume, each transaction is unique. . .after all, if you are moving up in price from a condo to a single family home in a declining market you will have saved money all things being equal. The decision to sell a home should not just be market driven.  It should be driven by your desire to realize your dreams and we take the business of helping you do that very seriously.

For our Buyers and Investment Clients there are properties, and specific communities, where we see tremendous potential because prices have or are rolling back to 2003-2004 levels.  Some of these are newer construction that speculators got into at the height of the market.  Some are diamonds in the rough in excellent locations – golf course frontage, ocean view, and other attributes, where we expect long term appreciation.   Cash Flow projections which did not make sense at one time for coastal properties are coming back into line.  Once we've identified communities that are of interest to you, we put you on Market Watch and you will be notified electronically every time a property that meets your criteria becomes available.
